Independent Construction Documentation Reviews

Powered by the CONSPAR® Constructability & Assumption Review methodology

We identify the assumptions hidden within drawings, specifications and project processes before they become defects.

Why CONSPAR?

CONSPAR has been helping clients solve complex building challenges since 1969.

Our documentation reviews are led by Michael Spartalis, a Registered Architect and Registered Building Practitioner with more than 20 years of experience across architectural documentation, construction, defect investigation and building remediation. Every review draws on lessons learned from real projects—understanding not only how buildings should be documented, but how they are actually built and why defects occur when critical assumptions go unchallenged.

That experience underpins the CONSPAR® Constructability & Assumption Review methodology: an independent review of drawings, details and specifications that identifies coordination gaps, constructability issues and unresolved assumptions before they become costly problems during construction or after handover.

Stop defects before they’re built.

Every year we investigate buildings suffering from water ingress, concrete deterioration, façade failures and premature building envelope defects.

While the symptoms appear years after construction, the underlying causes can often be traced back to gaps in the original documentation.

  • Missing information.

  • Unresolved interfaces.

  • Conflicting details.

  • Incomplete specifications.

  • Design assumptions made by different disciplines.

  • Construction teams are then left to make design decisions on site, often with the best intentions but without the information needed to consistently achieve the intended outcome.

  • Our Independent Construction Documentation Review service is designed to identify these risks while they are still inexpensive to resolve.

What makes our reviews different?

Most documentation reviews focus on compliance.

Ours focuses on constructability.

Our experience comes from investigating failed buildings and managing their remediation - since 1969.

We understand not only how buildings should be designed, but how they are actually built, where projects commonly break down and which documentation issues repeatedly result in expensive remediation years later.

Rather than asking:

“Does this comply?”

We also ask:

“Could a competent contractor construct this without making design decisions that should already have been resolved?”

That single question often identifies issues that traditional reviews overlook.

What we review

We provide independent reviews of:

  • Architectural drawings

  • Structural drawings

  • Waterproofing details

  • Façade interfaces

  • Balcony details

  • Roof detailing

  • Specifications

  • Consultant coordination

  • Design development packages

  • Tender documentation

  • IFC documentation

  • Shop drawing coordination

  • Building envelope details

What we look for

Our reviews typically identify:

  • Missing information

  • Design assumptions

  • Inconsistent levels

  • Missing slab set-downs

  • Drainage conflicts

  • Waterproofing risks

  • Specification inconsistencies

  • Constructability issues

  • Trade interface conflicts

  • Buildability concerns

  • Long-term maintenance risks

  • Coordination gaps between consultants

  • Documentation likely to generate RFIs

  • Documentation likely to result in variations

  • Details that rely on site interpretation

Who engages us?

We regularly assist:

  • Architects

  • Developers

  • Builders

  • Project Managers

  • Design Managers

  • Superintendents

  • Owners Corporations

  • Government Agencies

  • Facility Managers

  • Building Owners

  • Insurance Professionals

  • Projects throughout Australia and internationally.

Most reviews can be completed remotely using PDF documentation, making geography largely irrelevant.

When should a review be undertaken?

The greatest value is achieved during:

  • Design Development

  • Before Tender

  • Before Novation

  • Before IFC documentation

  • Before procurement

  • Before construction commences

  • However, reviews can also be undertaken during construction where concerns arise.

Deliverables

Depending on project requirements, reviews may include:

  • Annotated drawing mark-ups

  • Risk registers

  • Written recommendations

  • Constructability reports

  • Online workshops

  • Design coordination meetings

  • Priority action schedules

  • Follow-up reviews after revisions

Our reviews are informed by years of investigating building failures and delivering remediation projects.

That experience allows us to recognise patterns that are often invisible during design but become painfully obvious after handover.

Our goal is simple:

Identify the assumptions before they become defects.

Where to from here?

Whether your project is approaching tender, novation or construction, an independent review of the documentation can provide valuable confidence that critical details have been properly resolved.

We review projects located in Perth, elsewhere in Australia or overseas - most reviews can be completed remotely from digital drawing packages and specifications.
