Belgian Beer Café Heritage
Façade Repairs, Perth

Heritage façade, parapet and cornice remediation at a landmark Perth hospitality building
The Belgian Beer Café at 347 Murray Street, Perth is a prominent older hospitality building in the Perth CBD, with highly visible street-facing heritage fabric and complex access, safety and staging requirements.
Conspar was engaged to undertake heritage façade remediation works, including inspection, defect diagnosis, remediation planning, façade repair, parapet and cornice repair, masonry/concrete repair, access planning, staging and coordination with consultants.
This project reflects one of Conspar’s core strengths: turning heritage building defects and consultant recommendations into practical, buildable repair works.
The problem
Older façades often deteriorate in multiple ways at once.
At the Belgian Beer Café, the issues included deterioration to the external façade, parapet and cornice elements, cracking, heritage fabric defects and structural concerns. The work also required careful consideration of public safety, access and staging due to the building’s prominent urban location and hospitality use.
For buildings of this type, the visible defect is rarely the full story. Cracking, cornice movement, façade deterioration or masonry breakdown may involve moisture, age, previous repairs, structural movement, material incompatibility or a combination of issues.
Conspar’s role
Conspar’s role included:
-
inspection and defect diagnosis
-
remediation scope preparation
-
heritage façade repair
-
parapet and cornice repair
-
masonry and concrete repair
-
access, staging and safety planning
-
consultant coordination
-
practical translation of consultant reports into site works
The project required both technical repair knowledge and the ability to manage the practical realities of working on an older building in a busy city setting.
Why this type of work matters
Façade, parapet and cornice defects on older buildings can quickly become more than a maintenance issue.
They can create public safety risks, allow further moisture entry, accelerate deterioration of heritage fabric and expose owners to escalating repair costs if not properly addressed.
A successful repair strategy needs to consider:
-
what has failed
-
why it has failed
-
whether the substrate is sound
-
whether previous repairs have contributed to the problem
-
how the repair will be accessed and staged
-
whether structural input is required
-
how the repair can improve durability without damaging heritage fabric
Conspar’s experience in this type of work helps owners and consultants move from defect identification to a practical remediation pathway.
Outcome
Conspar delivered heritage façade remediation works that helped repair and stabilise the building’s external fabric, including parapet and cornice elements.
The project required coordination between inspection, consultant advice, access planning, safety controls and practical construction delivery.
For building owners, councils, strata companies and hospitality operators, this project demonstrates Conspar’s capability in heritage façade repair where safety, durability, building significance and site constraints all need to be managed together.
